5 Sacramento Area Business Parks to Consider For Your Company

Business parks are purpose-built, self-contained developments that provide an environment conducive to business. These parks are usually located on the outskirts of towns and cities to maximize space and reduce costs.

If you’re thinking about starting a business in the Sacramento, California area or relocating a business to or within the area, there are several office and industrial parks to consider.

A business park location for your company has several benefits.

If you’re seeking Class A office space, Iron Point Business Park in Folsom is a commercial property worth looking at. The business park is just off Highway 50 and consists of five buildings on over 15 acres.

The park is home to real estate companies, title companies, and wealth management firms.

Current tenants include Coldwell Banker Realty and Trinity Wealth Advisors.

The park has a total leasable space of 211,056 square feet.

El Dorado Hills Office Park

El Dorado Hills Office Park is just a few miles east of Iron Point Business Park, minutes from Highway 50.

The park is located about one mile from El Dorado Hills Town Center and is home to over 200 companies.

Parcels within the 900-acre park range from two to 87 acres. The park has standards of architecture and landscaping that fit in well with the natural scenic beauty of the Sierra foothills.

El Dorado Hills Business Park

The Holiday Inn Express is a conveniently located hotel for out-of-town guests.

Tenants range from large employers like Blue Shield of California to small businesses like our IT services company.

The entire business park is zoned Research & Development — allowing flexible office, technology, and warehouse development combinations.

Tip: Plan your new office space’s voice and data wiring early. Many companies wait too long and end up incurring extra costs.

McClellan Park

McClellan Park is the site of the former McClellan Air Force Base, which closed in 2003. It is now a census-designated place within Sacramento County and is home to a large office and industrial park near the I-80 freeway.

The business park has 230 tenants.

The park is also home to a 112-room hotel, a full-service airport, restaurants, and residential homes & apartments.

The industrial park has a wide selection of properties that range from 5,000 to over 170,000 square feet. Options for tenants include new construction, shell condition, and flex buildings.

Tenants include zero-emission vehicle manufacturer Lion Electric and data center developer Prime Data Centers. McClellan Data Center is a colocation facility in the park.

McClellan Logistics Center II is set for completion in August 2022. The center consists of two buildings that total 313,107 square feet of Class A distribution and logistics space.

MTA Industrial Park

The MTA industrial park is in Roseville, close to Interstate 80.

The park is an M1-approved industrial zone. Roseville Electric provides 3-phase power.

The types of businesses that would consider this industrial park include electrical distributors, construction companies, warehouse services companies, wholesale businesses, and manufacturing businesses.

The park has 60 individual spaces. They range from 1,800 to 5,400 square feet. Ceilings are up to 28 feet.

The total leasable space is 211,056 square feet.

Southport Business Park

Southport Business Park is in West Sacramento.

The park is located near UC Davis, California State University Sacramento, and other institutions.

The area has more affordable workforce housing than other parts of the Sacramento Area. Permit and impact fees are below market levels.

Well-known local wine producer Bogle Vineyards uses the park for its cold storage and distribution center.
